Home renovation is not all that daunting a task as some people think it to be. 1) You need to get certain approvals from government departments before you can take up the home renovation work. You should not get frustrated at the delays that might take place in getting the approvals as these things take their own time. You should be prepared for such delays.
2) You should be able to express your taste and choice of various designs, objects and elements along with the color schemes that you like to the architect, so that he can incorporate the same in his proposal to you. It’ll be easier and quicker for him as well as for you to give your approval. A useful suggestion to compile your own choices is to develop a scrapbook in which you can keep on incorporating various objects and designs that you might see in various magazines that conform to your taste.
3) Monitoring of the cost of home renovation at every stage of work is very important. Taking any decision of the choice of any item, however small, without considering the cost aspect can have disastrous consequences as even small things can add up to a lot in the long run. It’s advisable to keep a spreadsheet in which you can keep on comparing the actual expenses at any stage with the budgeted expenses. If you find any variation, you can always find the reason and take corrective measures at the right time.
4) Cost saving should be your motto without, however, sacrificing on quality. An illustrative example is that you can buy readymade shelves instead of the costly made to order shelves and then ask the contractor to make proper allowance in the walls to accommodate these shelves.
5) You can do the work of home renovation either through the services of a general contractor or by hiring different contractors for each type of work such as plumbing, flooring, roofing, painting or electrical work. It will be ideal if you can hire a local contractor as he would be familiar with the place and would be of great help.
6) When you make your budget for home renovation work, you should always keep some margin for unforeseen expenses that are bound to crop up as work progresses.
If you properly plan out things and fix a suitable budget in tune with what you want to achieve, you will find that the home renovation work will proceed with very few hitches.

I used to remodel homes, and sure, the home renovation isn’t daunting, but the time it can take, depending on who you hire to do your work can be. Just make sure to contact other homeowners who have had their homes renovated by the guy that wants to renovate your house, and ask how quickly he works, and how often he showed up to do the work.

The problem I found with my home remodel was dealing with the contractors and their workers. They never seem to do what they say they are or they end up going over budget. I wish there was a way to weed out all the bad ones so people didn’t get ripped off so much

One I would like to add, make sure everything is done to last and implemented properly. I have been in the building business for the last 23 years and have lost count of the amount of times the job is to clean up renovations made the previous years.

One of the hottest trends in remodeling is going green. There are so many new products available that it’s now feasible to “green” up a house without going broke. The energy savings can be quite large and enough over the long term to pay for the remodel.

Donr forget to check out the electrics
A periodic inspection report is a report on the condition of an electrical installation, it is not as sometimes mistakenly known a safety certificate but a report on how safe the electrics are. It is essentially an MOT for your properties electrics. The report is usually a three plus page document (depending on the size and type of the property to be inspected & tested) and consists of;
Details of the electrical installation.
Items inspected and tested
Observations
Recommendations.
Test results
If you are considering buying a property then it would be wise to invest in a PIR before making your final descision, or if you are letting it then you want to know it’s safe for your tennants, you want to know that the property you are buying or letting is electrically safe.
A surveyors report will not tell you if a property is electrically sound, although they may recommend having a PIR.
